Data completeness is the straight average of every bar shown for the state: parcel fields from the assessor rolls (owner, value, sale, acreage, address, deed, zoning, year built), the share of our map layers that work in that state, and the national datasets every parcel gets (flood zones, schools, Census demographics, EPA sites, opportunity zones). Fields a county does not publish count as missing. Year built is measured against parcels that have a building, since vacant land has no year built to publish - every other bar is measured against every parcel.

Beyond the basics you get investor signals like comparable sales, rent estimates, permits, market growth, soil and elevation, wetlands, building footprints, and dozens more layers, all on one parcel. It is an affordable, scalable alternative to the leading competitor and similar enterprise tools.
Over 7.1 billion property data points and counting - real, published values across ownership, valuations, sales, deeds, acreage, addresses, zoning, building characteristics, utilities, and more, at roughly two to three dozen per parcel. On top of that, every parcel carries live intelligence computed on demand - comparable sales, 1/3/5-mile demographics, traffic counts, rent estimates, market growth, environmental and school context - plus 66 national and state map layers, each with its own records and attributes. We count only what is actually published; nothing is estimated or padded.

Who it is for
One database, worked eight different ways. Whatever kind of deal you chase, the record you need is the same parcel - what changes is which numbers matter first.
Commercial investors
Screen by zoning, land use, and lot size, then read the signals that price commercial dirt: traffic counts on the nearest arterial, distance to a signal, improvement-to-land ratio, and what the neighbors traded for. The parcel card flags non-commercial zoning before you waste an afternoon underwriting the wrong lot.
Builders and developers
Hunt buildable land with acreage, soil productivity, elevation, wetlands, and flood filters on one screen. Spot assemblage plays where touching lots share an owner, check permit activity around a site, and see the zoning pattern of everything within a mile - the raw material of an up-zone case.
Flippers
Filter for tired housing stock: built before 1980, owned twenty-plus years, absentee owner, priced under the neighborhood. Pull nearby sales with dollar-per-square-foot medians to gut-check the resale before you ever call the owner.
Wholesalers
Build call lists that start warmer: out-of-state absentee owners, long-tenure high-equity holds, entity-owned portfolios. Export up to 2,500 rows per pull with mailing addresses, deduped by owner so one landowner with nine parcels is one conversation, not nine.
Land and acreage buyers
Acreage is where county data usually fails you - so we made it the strong suit. NCCPI soil scores, a soil fertility heat map, elevation, wetlands, building footprints, and road frontage context on every rural parcel, in states where the county itself publishes almost nothing.
Short-term rental operators
See the active STR permit map before you buy the cabin: who else is operating nearby, owner-occupied or investment, and how saturated the street already is. Permit overlays run in five states and counting.
Buy-and-hold landlords

Where the data comes from
JB PARCEL collates property records nationwide from county, state, federal and commercial sources into one standardized database: ownership, valuations, sales, boundaries, building detail, utilities, and dozens of overlay datasets covering flood, soil, zoning, schools, permits, infrastructure, and more. The data-point counts are literal: for each state we add up every populated field across every parcel, so a state total reflects real records. Map-layer records and on-demand computed intelligence are additional and not included in those figures. Sources are verified before they ship and refreshed on a rolling schedule. We do not estimate, infer, or fabricate information.
