Finding vacant land with road frontage in Tennessee, without driving every county road
Most land searches start on a listing site and end at the same forty parcels everyone else has already seen. The assessor roll holds every vacant parcel in the county, listed or not, and enough attributes to screen out the ones that will never work before you spend a Saturday on gravel roads.
The fields that do the screening

A screen that works
- Advanced Search, Tennessee, one county. Check Vacant.
- Acreage between 1 and 20 for house lots, 20 and 200 for small tracts. Whatever you actually buy.
- Road type paved or gravel. Skip "none" unless you like easement litigation.
- Water: public, if the county publishes it. Electric: public.
- Turn on the Road hierarchy layer and look at where the results cluster. A lot on a collector near a state route is a different asset from the same lot three turns back.
- Turn on FEMA Flood and Wetlands. Anything mostly blue is a duck pond, not a home site.
- Then the owner: absentee, long tenure, an estate or a trust. That is who sells land they are not using.
What the data cannot tell you
Perc test results, the condition of the access road in February, whether the neighbor's fence is on your line, and what the power company will charge to set poles. Those take a phone call and a visit. The screen above turns two hundred candidates into fifteen worth the drive, and that is the whole point.
Two traps
Landlocked parcels show up as cheap and vacant. Road type "none" and no frontage on the map are the tells. Greenbelt land taxed on its use value carries rollback taxes when you change the use; the land use field and the low assessment give it away, and the card links to the property tax guide that explains the rollback.
