How wholesalers pull a motivated-seller list from parcel data

Wholesaling lives or dies on the list. Buy leads and you pay for the same names your competition already called. The county assessor roll is the raw material underneath every paid list. The work is knowing which fields point at an owner who might sell, and stacking them until the list is short enough to actually work.

The filters that find a motivated seller

No single field says "will sell." A stack of them does. These are the ones that move the needle, all in Advanced Search.

  • Absentee owner. The tax bill goes somewhere other than the property. Out-of-state absentee owners answer mail and calls at the highest rate, especially on land and tired rentals.
  • Entity or LLC owner. A name ending in LLC, Trust, or Inc is a business holding, not a home. Those owners make decisions on a spreadsheet, and a whole-portfolio offer gets attention.
  • Long tenure. Owned ten, twenty, thirty years. Deep equity and, often, a landlord who is tired. Set an "owned at least" floor.
  • Improved, older, lower value. A building with a low improvement value on appreciated land is a tired rental or a teardown. Add a year-built ceiling and a value range.
  • Delinquent taxes. Where the county publishes its list, a delinquent flag is the loudest distress signal on the map.

Working it in JB PARCEL

  1. Open Advanced Search, pick a state and one county. Statewide lists are too big to work; one county at a time keeps it real.
  2. Check Absentee owner, then narrow to what you buy: land investors add an acreage floor, rental buyers add Improved plus a long tenure, flippers add a year-built ceiling and a price range.
  3. Save it as a buy-box so the same screen runs again next month on fresh data without rebuilding it.
  4. On Professional, export the owner call sheet: names, mailing addresses, and the parcel behind each, ready for mail or the phone.

The point is not a bigger list. It is a shorter one where every name has a reason to be on it. Skip tracing and dialers work better against a list that was already filtered for distress than against a county dump.

Why this beats a paid lead list

A paid list is a snapshot somebody else already worked. Here you own the filter, so you can run it again when the roll updates, change the criteria as your buy-box shifts, and reach owners the mass-market lists skip because they do not carry entity or tenure filters. Same records, a tenth of the cost, and the list is yours.
