Terms of Service

1. Acceptance of Terms
By accessing or using JB PARCEL (the "Service"), you agree to be bound by these Terms of Service. If you do not agree to all of the terms and conditions contained herein, you may not use the Service.
2. Who May Use the Service
You represent and warrant that you are at least 18 years of age and legally capable of entering into binding agreements. You agree to use the Service solely for lawful purposes and in connection with legitimate real estate research, investment analysis, and related business activities. You may not use the Service for any unlawful purpose or in any way that violates applicable laws and regulations.
3. Accounts and Account Security
When you create an account, you are responsible for maintaining the confidentiality of your login credentials and password. You agree to accept responsibility for all activity that occurs under your account. You must not share your account credentials with others or permit anyone else to use your account. You agree to notify us immediately of any unauthorized access or use of your account.
4. Subscriptions and Billing
JB PARCEL offers Standard and Pro subscription tiers. Subscriptions are billed via Stripe and may be purchased on a monthly, six-month, or yearly basis. Your subscription will automatically renew at the end of each billing period unless you cancel. You are responsible for all charges incurred under your account. Billing will continue until you cancel your subscription from your account settings.
5. Acceptable Use
You agree not to engage in any of the following prohibited activities:
- Automated scraping, harvesting, crawling, or bulk extraction of data from the Service by any means, including scripts, bots, browser automation, AI agents, or any program acting on your behalf
- Reselling, redistributing, republishing, or sublicensing JB PARCEL data to third parties, or using it to build or train a competing dataset, product, or model
- Attempting to bypass, circumvent, probe, or disable access controls, rate limits, export limits, row budgets, or any other security or metering measure
- Using the Service for any purpose other than your own personal or internal business use
- Reverse engineering, decompiling, or attempting to derive the source code or methodology of the Service
5A. Data Limits, Automated Access, and Enforcement
The value of the Service is the compiled, normalized, and continuously maintained database. Your subscription buys the right to look data up and to export it within the limits shown on the pricing page and in your account (currently 2,500 rows per export, 10,000 rows per rolling 7 days, and 40,000 rows per rolling 30 days). Those limits apply in total across every way of getting data out of the Service: the map, search results, drawn-area searches, parcel cards, CSV and PDF exports, the API, and the MCP server or any other AI-assistant connection. Splitting a larger pull into many small searches, map views, accounts, API keys, or sessions does not change the limit; it violates it.
In particular, you may not, and may not direct or permit any person, script, or AI agent to:
- Tile, sweep, or otherwise systematically walk the map, a county, or a region with repeated viewport loads, drawn areas, or filtered searches in order to accumulate parcel records
- Use multiple accounts, shared logins, rotating IP addresses, or API keys to multiply your limits
- Cache, mirror, or retain Service data beyond what you have exported within your limits for your own internal use
- Use an AI assistant, agent, or automation tool in a way that would be prohibited if you did it by hand
We measure usage. Unusual patterns (for example, searches that tile a map, sustained requests at machine speed, or many accounts sharing a device or address) are logged and may result in automatic slowing, temporary suspension, or termination of your account without refund. Evidence is retained.
Circumventing or attempting to circumvent these limits, or extracting data beyond them, is a material breach of these Terms, is unauthorized access to the Service, and damages JB Parcel. We will pursue all available remedies, including injunctive relief, damages (including the cost of investigation and the fair license value of any data taken, which for bulk data is priced under our bulk data license), and claims under applicable computer-misuse, trade-secret, and contract law, including the Computer Fraud and Abuse Act and the Tennessee Personal and Commercial Computer Act. You agree to reimburse our reasonable attorneys' fees and costs in any action to enforce this section.

5B. Notice to Automated Clients and AI Services
Any program, crawler, AI assistant, agent, or service that accesses the Service, its API, or its MCP server does so only as the agent of a human user who has accepted these Terms, and is bound by them. By sending a request you accept these Terms on behalf of the user you act for. Access that is not on behalf of an authenticated subscriber, or that exceeds that subscriber's limits, is unauthorized. This notice is also published at /llms.txt and in the API and MCP server descriptions.
6. Data Accuracy and Disclaimer
JB PARCEL compiles parcel and tax assessment data from county and federal sources. While we endeavor to maintain accuracy, the data is provided "as-is" without any warranty of accuracy, completeness, or timeliness. You acknowledge that public records data may contain errors, omissions, or outdated information. For any transaction or decision involving a specific property, you must independently verify critical information directly with the relevant county assessor, tax collector, and Register of Deeds.
The Service is not a consumer reporting agency and the data is not a consumer report under the Fair Credit Reporting Act. You may not use it, in whole or in part, to decide a person's eligibility for credit, insurance, housing, employment, or any other purpose that the FCRA regulates. It is public-record property information for research and underwriting of real estate, not of people.
7. Not Professional Advice
The Service and all information provided through it are for informational purposes only and do not constitute legal, financial, tax, appraisal, or investment advice. Before making any decision based on information obtained through JB PARCEL, you should consult with qualified professionals including attorneys, accountants, appraisers, and financial advisors as appropriate to your specific circumstances.
8. Intellectual Property
The Service, including all software, code, design, content, and the compiled presentation of parcel data, is the exclusive property of JB Parcel. All rights are reserved. You are granted a limited, non-exclusive, non-transferable license to use the Service solely for your personal or internal business purposes as permitted by your subscription.
9. Limitation of Liability
To the maximum extent permitted by applicable law, JB Parcel and its officers, directors, employees, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or related to your use of the Service, even if advised of the possibility of such damages. In no event shall the total liability of JB Parcel exceed the fees you have paid to us in the twelve months prior to the event giving rise to liability.
10. Termination
JB Parcel may suspend or terminate your account and your access to the Service at any time, with or without notice, if we determine that you have violated these Terms of Service or engaged in conduct that harms the Service or other users.
11. Changes to These Terms
We may modify these Terms of Service at any time. Changes will be effective upon posting, and we will update the "Last updated" date at the top of this page. Your continued use of the Service following any such modification constitutes your acceptance of the modified terms.
12. Governing Law
These Terms of Service shall be governed by and construed in accordance with the laws of Tennessee, without regard to its conflict of laws principles.
