How agents use parcel data to win listings and price them right
The agents who win listings are the ones who show up knowing more about the property than the owner remembers. Parcel data is how you get there without paying for three separate subscriptions. The county already knows who owns every home, what they paid, when they bought, and what the assessor thinks it is worth. Read it right and you walk into a listing appointment with the whole story.
Farm a neighborhood the smart way
Geographic farming works when the list is real, not a mailing-house guess. In Advanced Search, pick a county and draw or filter down to your farm area, then layer on the signals that predict a sale:
- Long tenure. Owners fifteen or twenty years in are the next wave of sellers. Sort your farm by how long each owner has held.
- Absentee owners. The out-of-town landlord who inherited a house is the listing nobody else is calling. The Absentee filter finds owners whose mailing state is not the state the parcel sits in.
- Owner-occupant vs investor. An entity name signals a rental you can approach with a portfolio pitch; an individual name in the farm is a homeowner to nurture.
Price it with real comps, not a portal estimate
An automated portal estimate is a black box. Parcel data gives you the inputs you can actually defend in a listing presentation:
- Last sale price and date on every nearby parcel, straight from the recorded deed.
- Assessed and appraised value from the county, so you can show how the tax roll sees the block.
- Lot size, year built, and square footage to line up true comparables instead of whatever the portal grabbed.
- Where it is available, full sale history so you can show a seller exactly what the last three transfers on their street looked like.
Walk in prepared
- Before the appointment, open the parcel card for the subject property: owner, tenure, last sale, assessment, deed reference.
- Pull the five closest comparable parcels and their last sales for a defensible price range.
- Check the flood and zoning layers so nothing surprises you at the table.
- For your farm, save the neighborhood as a buy-box and re-run it each quarter to catch the owners who just crossed your tenure threshold.
Sellers hire the agent who clearly did the homework. This is the homework, and it takes minutes.
